This is VALIS Benchmark, the monthly console for apartment operators. Everything you'll see here is sample data. In sixty seconds, you see where you stand: your Leasing Responsiveness Index, how it moved against last month, last quarter, and last year, and the three fixes that matter most. Switch the view for an owner, a regional manager, or a community manager. The summary and the priorities change with the role. Twelve indicators, each held to a fixed standard. Every one is labeled core or seasonal, with who owns it, and whether it's ready to tie to a bonus. Fifteen months of trends show whether a dip is seasonal, or real. Your ten nearest competitors are measured the same way, every month. No mystery shop or survey can show you that. Diagnosis links each score to the practices behind it. And the action plan names the evidence, the owner, and the deadline. Every number traces back to a timestamped inquiry you can read. Export it to Excel, pull it through the API, or build it straight into your scorecard and your bonus plan. Ask the report a question in plain English. Every answer cites its evidence. VALIS Benchmark. See the full sample at valisleasing.com.

KPI scorecard
Twelve indicators, each with a fixed VALIS standard, your competitive set and a status. Core KPIs are stable month to month and suit performance plans; seasonal KPIs move with leasing season and should be read against last year. Click any row for its definition, thresholds and trend.
| Indicator | Status | You | Standard | Set median | Best in set | vs last month | 12-month trend | Type | Owned by | Bonus-ready |
|---|
Standards shown are illustrative. Status: ✓ On standard ! Watch ✕ Act now. Thresholds are fixed in the methodology, not curved to the market. “Bonus-ready” means the indicator is controlled by the named role, has at least 24 inquiries in the rolling four-quarter window, and is stable enough to reward.
Trends & seasonality
Fifteen months of LRI against your competitive set and the market, so a seasonal dip is not mistaken for a decline, and a real decline is not excused as seasonal.
| Mar 2027 | vs Feb | Q1 avg vs Q4 | vs Mar 2026 |
|---|
Your weekend coverage drops every peak season, as staffing is stretched, while the set holds steady. Last summer it fell to 20%. Fixing weekend routing before May protects the season that matters most.
Competitors, on the same yardstick
Every community in your set receives the same standardized inquiries every month. Mystery shops cover only the client; surveys and reviews cannot measure your competitors at all.
Top-left is where renters get fast, complete answers. Competitors 1–3 sit there; you are slower than the set and disclose fewer required fees.
Weighted points separating you from Competitor 1 on each dimension. Reply and Rent account for 80% of the gap.
Diagnosis: the practices behind the score
As in the best customer-experience studies, VALIS tracks specific practices, how often you perform them, and how much they move scores across every inquiry measured in the market.
Bar = how often you did it this quarter; marker = set median. “Observed difference” = average difference in the dimension score between inquiries where the practice occurred and where it did not, across the market. It describes the past; it is not a forecast for any community (sample values).
Action plan
Each action names the evidence, an owner and a deadline. VALIS reports next month whether the measured behavior changed; it does not forecast or guarantee score changes. Actions can be exported to your task system.
Inquiry log · this quarter
The eight inquiries sent this quarter. Every score traces back to timestamped inquiries like these. Use them to coach, not to guess. Click a row to read what was asked and what came back.
| Sent | Channel | First substantive reply | Rent quoted vs listed | Required fees | Follow-up | Next step | Inquiry score |

AI Presentation Audit · add-on
What major AI assistants tell renters about you, checked against what VALIS measured. Renters increasingly ask an assistant first; wrong answers there never reach your CRM.
| Question | Assistant said | Measured |
|---|---|---|
| Monthly fees beyond rent? | “None mentioned.” ✕ Wrong | $65 package + $35 parking |
| 2-bedroom price? | “From $1,450.” ! Outdated | $1,600–1,690, Mar 2027 |
| Do they answer on weekends? | “Staff are responsive.” ! Unsupported | 0 of 2 weekend inquiries answered within 24h |

What this report shows that others cannot
A VALIS score is a dated measurement of how a community answered standardized inquiries during the stated period. It is not a judgment of the community, its staff, or its homes. Every number on this page is fictional.
